Several new 2- and 3-story, wood-frame student apartments were designed for a developer within the highly regulated Mixed Office Residential Zoning District in Urbana, Illinois. This district permits residential, office, and limited commercial uses within a corridor that connects downtown Urbana to the University of Illinois campus. Development regulations and incentives were created to encourage the adaptive reuse of older buildings and ensure that any new construction was compatible with the district's existing character. The city's design guidelines addressed façade zones, building orientation, massing and scale, window and door openings, exterior materials, porches and balconies, parking, and landscaping.
